The Rear ELL

At Build Simple we value VALUE. With this project, we were able to utilize underutilized space in an area that was originally an add on to an 1800's home when electricity and running water came along. The rear ELL has come a long way from it's utilitarian roots here.

In this project, we completely demolished the second story to provide lofty ceilings. We tied the exterior walls together with structural lumber and encased them in pine. The old warped floor joists were torn out and replaced with a new joists and the best subfloor. New insulation was installed throughout to the latest energy code. A new service upgrade and plumbing systems were installed to provide reliability for generations to come.

Functionally, the kitchen used to be separated by over 500 square feet of unused space between it and the garage. Now the kitchen flows into the great room, laundry room, mudroom, and new bathroom seamlessly.

How did we create value for our client? We were able to create an amazing space utilizing what was already there. We worked with this client with all of the material selections to make sure that we were tracking with the budget. Finally, we made sure that everything was installed with care under our supervision.
